"ANYBODY CAN DO IT" You've heard the pitch, usually in a slight southern drawl... “Anybody can invest in real estate. You don't need any money, any brains, any connections or any experience. If you can fog a mirror, I can show you how to become a millionaire.” What a bunch of crap. I call it the “Idiot Trap” and it is nothing more than a marketing technique. It's actually the oldest sales pitch in the book and dates back to the beginning of marketing in the early 1800's. That's when the first products ever marketed were medicinal “cure alls”. You know ... Snake Oil. The “Pitch” used in these very first advertisements was called the “Magic Pill”. It goes something like this... “The magic elixir in this little bottle will cure all your ills, headaches, lumbago, sciatica, 7 year itch, impotence and even dropsy ... just 5 drops twice a day and your worries are over!” Sound familiar? “This little Real Estate Program will cure all your ills even if you are broke, stupid and living in a trailer without a friend in the world.” Don't believe it. ANY successful business takes specialized knowledge, the skills and energy to lead a team and systems for lead generation, operations, finance and sales. I mean ANY business and Real Estate is no exception. You need to be willing to learn and ready and able to take action to build your company Right Now. If you have some liquid cash it can really help. You absolutely have to have a network of friends, contacts and business colleagues. Dirty Little Secret Number Two: "YOU WILL BECOME MY BIRD DOG" Most real estate gurus pull their punches ...
They only give you just enough information to think you know what you're doing. You leave their "Boot Camp" thinking you understand how to build a complete business. Nothing could be further from the truth.
You don't know any better until you actually go out and try to buy a property. Sure, most people can manage a single family house or ten ... but we are talking here about the 100 unit apartment building or $3M strip mall that will give you the cash flow and net worth you need to be financially free in a single deal. No Commercial Real Estate Trainer gives you everything you need to do that and here's why... Their training business is actually part of their Lead Generation Plan. They are counting on you becoming a "Bird Dog" bringing them promising property leads. They teach you only enough to find a pretty good deal, but not enough to buy it for yourself. So, when you do stumble into a good deal, you have to go back to your Guru. Believe me; they are more than happy to take it over for you. Here at ITU, we are so busy doing deals we absolutely do not need yours. Our mission is to show you how and give you the resources to take the deal down yourself. That's why we give you everything. You are not part of our Lead Generation Plan. We look at so many leads a week that if you give us your Deal Criteria, we are MUCH more likely to find you a deal than the other way around.
Dirty Little Secret Number Three: "NO MONEY DOWN" Most real estate Gurus will teach you how to buy real estate "No Money Down". What an incredible waste of your time and energy. Although no money down transactions are in fact doable, they are rare.
The twists and turns you will have to take to get a single no money down deal will knock you out of 10 profitable properties along the way.
I have even had sellers ask me right off the bat, “You aren't one of those “no money down” fellas are you?” If I had said yes, they would have hung up ... Guaranteed. You will get 10 times the property and much happier sellers if you've got some money to put into the deal. Here's what they don't teach you... It doesn't have to be YOUR Money. We will never even try to teach you how to do a “No Money Down” Commercial Real Estate Deal because that will have sellers laughing at you and lose you nine out of 10 deals that you might otherwise get under contract. What we will do is teach you how to use Other People's Money (OPM), so you don't have to use any of your own. Our $100M in property purchases involved none of our own money. And here's a fun little calculation... If you put no money in and make even a dollar in profit, what is your rate of return? You got it ... Infinity. Using OPM is the quickest road to Financial Freedom and has absolutely NOTHING to do with “No Money Down”.
