    Most inexperienced Commercial Property investors make a huge mistake right after the sale. They wade right in and install their management plan bluntly and end up losing tenants and money immediately. I always have a 90 day transition plan. It is very detailed and focused on no net loss of tenants and no negative cash flow in the first 90 days of ownership. I get to put my management team in place and institute my policies with out losing money and go on to crank up the Net Operating Income in the following months.

    The NOI is the main method of valuing Commercial Property. Grow the NOI and you grow your profits ... that simple. I have dozens and dozens of simple steps to make more money the very first month you own your property and keep growing your NOI every month you hold it. Increase the income and lower the expenses, making simple changes at the site every month and your profits will astound you at the sale.

    Remember the Re-Trade I talked about a couple points ago? As an expert at the Re-Trade, I also know how to prevent being re-traded by your buyer.
